HOME DESCRIPTION

You have a great opportunity to choose a spacious and cozy terraced house for your family in the peaceful residential area of Raeküla, just a 10-minute drive from the center of Pärnu.

HOUSE
The house is ready to move into and has great potential to design the living space according to your family's needs. Although the house would largely need renovation/updating, all systems are functional and the house has been continuously lived in until now. If you wish, you can gradually update the home according to your needs and possibilities. If you wish, you can also keep almost all the furniture in the house (at no additional cost).

The house is architecturally designed as mezzanine floors:
• The basement floor contains a cellar, a recreation room with a fireplace, a laundry room, a sauna and a boiler room.
• The 1st floor contains a wind house, an entrance hall, a toilet and a garage. A door from the entrance hall also leads to the courtyard behind the house. Half a floor higher is a spacious living room with a fireplace, a dining room and a kitchen, where you will find everything you need, including a traditional wood stove.
• On the 2nd floor there are 4 bedrooms, a staircase and a bathroom. Half a floor lower, above the garage, there is a large unheated lounge, the area of which (approx. 47 m2) is not reflected in the EHR data in the calculation of the closed net area. If you wish, you can build there, for example, 2 additional rooms or a spacious bedroom with a large wardrobe or something even more exciting, based on the wishes and needs of you and your family.

NB! The attached floor plans are illustrative. In reality, the room layout is slightly different in a few places.

The house has several heating sources that you can combine according to your wishes. The main heating source is a solid fuel-consuming central heating boiler located in the basement, which heats the radiators and finned tubes located throughout the house. In addition, the air-source heat pump in the stairwell, the fireplace in the living room, the fireplace in the basement lounge and the wood stove in the kitchen can be used for heating.

The house has central water and sewage. Hot water comes from a boiler in the basement.

The building's closed box and most of the technical systems were completed around 1988, the interior finish was completed in 1991. New tar paper was put on the roof and the chimney was repaired in 2013. The facade is original in the rear part (it has only been painted in the meantime). The facade in front of the house was insulated and renovated in 2013. Most of the windows were replaced with double-glazed windows in 2003 (except for the 2 courtyard-side windows in the lounge that open onto the balcony and the basement windows). Laminate flooring was installed on the 2nd floor and sanitary repairs were carried out in 2003. The walls on the 1st floor were plastered and painted in 2020. The wood-burning boiler was installed in 2003, before that there was an oil-fired boiler. The air-source heat pump was installed in 2008.

The cozy backyard has a fair amount of grass where you can spend time with your family. High hedges on the sides of the yard provide privacy, and a large greenhouse and shed at the back of the garden. Several ornamental shrubs and fruit trees grow in the garden.

NB! The house does not have a use permit. The building project was once registered in the Building Register (EHR), but the details of the completed building have not been added there. There have also been several improvements and updates over the years that would also need to be entered in the register, for example: the roofing material has been changed, the facade has been insulated and updated, the heating systems have been upgraded, etc. It seems more sensible for the current owner to leave the application for a use permit to the new homeowner, as they will probably want to make further improvements to the home during the renovation/renovation process, in addition to the improvements already made, and then it makes sense to apply for a use permit for the final version of the house. The average cost of arranging the documents required to obtain a use permit for similar objects has been around 6,000. Of course, each object and the amount of work required is different, and for a more accurate price, you should ask for a quote. If you wish, we can recommend good specialists who can help arrange all the necessary documents.

There is a valid valuation report for the house, which was prepared taking into account the fact that the building currently does not have a use permit.
